A new townhome project might be on the horizon for the old “Baby Bi-Lo” site in downtown Greenville. Acre Management, a private equity firm from Atlanta, plans to demolish the shopping center located at 505 N. Main St. to construct 46 new townhomes.
The proposed community will consist of:
– 33 three-story townhome units
– 13 two-story townhome units
Residents will have the chance to share their thoughts on the development during a Project Preview Meeting hosted by the city of Greenville on November 19. The project is expected to go before the city’s Design Review Board on January 16, 2025.
Since the grocery store closed in 2013, the “Baby Bi-Lo” site has remained largely empty. Over the past ten years, several development plans for the three-acre location have been proposed but ultimately fell through.
Earlier this year, Acre Management sought to rezone the property to explore more development possibilities. Currently, the site is zoned MX-2 and MX-3, which allows for two-story or three-story mixed-use buildings.
During a presentation at the June Project Preview Meeting, the developer presented two options for the site as part of their rezoning proposal. However, many residents voiced their concerns about the proposed changes, leading to the withdrawal of the rezoning request.
