Here’s a summary of the recent meeting held by the Greenville County Planning Commission on November 20.
Approved: Fork Shoals Commercial
Fork Shoals Commercial is set to be developed at the intersection of Fork Shoals and West Georgia roads, just east of Simpsonville. The project will cover 9.78 acres with three lots, featuring plans for a grocery store and various other retail spaces totaling 46,500 square feet. Additionally, there will be two outparcels of 2.06 acres with no current plans for development. The site will provide 250 parking spaces.
There was no opposition to this development during the meeting, leading to unanimous approval from the planning commission.
Denied: Bellewyn Subdivision
The proposed Bellewyn Subdivision, located along South Batesville Road and Kings Mountain Drive, was brought back for reconsideration after it was previously denied. This subdivision aims to cluster homes between the Woodberry and Brookhaven neighborhoods.
The commission discussed whether an error had been made in the earlier decision. After a 30-minute executive session to seek legal advice, the commission voted 6-2 to deny the reconsideration request, concluding that no mistake had been made.
Approved: Gresham Place
Gresham Place is a new subdivision proposed along Gresham Road, close to the intersection with Scuffletown Road in Simpsonville. It will feature 24 lots across 12.85 acres, resulting in a density of 1.86 homes per acre.
During the meeting, residents raised concerns about potential traffic congestion and safety issues, as well as how the placement of a planned sewer connection might affect their property values. Despite these concerns, the planning commission approved the project with a 7-1 vote while recommending a tree protection plan.
Approved: Derby Farm
Derby Farm is another proposed cluster subdivision near Old White Horse and McElhaney roads, east of Travelers Rest. This project will include 16 lots over 13.82 acres, with a density of 1.16 homes per acre.
One local resident expressed concerns regarding the safety of a nearby pond and the risk of potential contamination from the new homes. The commission praised the cluster design of the project and discussed annual water testing, but ultimately approved it unanimously, stating such testing was beyond their jurisdiction.
Rezoning Matters
- Rezoning of 18.104 acres at North Rutherford Road and Pine Drive from Residential Suburban District (R-S) to Agricultural Preservation District (AG): Approved 8-0. This area is expected to turn into a suburban neighborhood.
- Rezoning of 9.005 acres at 210 Earle Drive and Larry Court from Multifamily Residential District (R-M20) to C-3 Commercial District: Denied unanimously.
- Rezoning of 6.1 acres at 6615 Bethuel Church Road and Augusta Road from Multifamily Residential District (R-MA) to S-1 Services District: Approved unanimously. This area is slated for flex industrial development.
Note that the Planning Commission will not hold a meeting in December.
