Flathouse Studios, a newly opened apartment complex in Greenville, is leading the way in affordability and innovation for its residents. Located at 2756 Laurens Road, the complex features 117 units, which include a combination of studio and one-bedroom apartments. Interestingly, these units were previously hotel rooms in a Country Inn and Suites.
In December 2019, Millrock Commercial, an investment company based in Utah, acquired the vacant hotel for about $23.1 million. Brent Smith, a partner at the company, shared that their original plan was to reopen the hotel with a new vendor. However, these plans were derailed by the COVID-19 pandemic.
After a $10 million renovation project that took two and a half years, the former hotel has been transformed into a 56,000-square-foot affordable apartment complex. A ribbon-cutting ceremony to celebrate the opening of Flathouse Studios took place on November 8.
This unique apartment complex is making waves in the housing market with its use of cutting-edge technology. In a significant innovation, 58 of the studio apartments are equipped with robotic furniture from Ori, a company based in Massachusetts. Samantha Ethridge, the property manager at Flathouse Studios, noted that this is the first complex in South Carolina to offer such technology, which changes how residents can use their space.
Ethridge commented, “We realized this would be such a great asset to the city of Greenville that we wanted to ensure most of our units would provide this option to the residents.” The Ori Expandable Apartments allow residents to transform their 308-square-foot studios from a living area into a bedroom at the touch of a button. Each unit comes with a queen-sized bed that can lift to the ceiling, revealing a couch below. Additionally, each studio features a versatile piece of furniture that serves as both an entertainment center and a closet.
Rent for the Ori Expandable Apartments is set at $1,300 per month. The standard studios are available for $1,000, while the one-bedroom apartments are priced at $1,400 each. The complex includes 54 unfurnished studios and five one-bedroom units.
Greenville Mayor Knox White praised the project, saying, “This is an amazing project and an example of the out-of-the-box thinking that we want to see when it comes to creating more housing opportunities.”
Flathouse Studios also offers a range of amenities, including a fitness center, pool, podcast studio, co-working space, café, gaming lounge, and more. Plans are also underway to add pickleball courts and a dog park within the next six months.
